Job Description

Essential functions of the position are to:

• Assist Property Manager in operating the property in accordance with company policies and procedures to achieve budgeted revenue and occupancy goals and enhance the value and quality of the property.
• Perform all onsite property income functions. Ensure that all rents, utility payments, and other payments owed are collected when due and posted in a timely manner according to Company procedures.
• Handle delinquencies, late notices, and evictions, including appearing in court on the property’ behalf.
• Address resident complaints as they relate to rental payments and collections, identify proper protocol to resolve issues; elevate issues to supervisor(s), if necessary.
• Audit all vacant apartment electric bills for accuracy.
• Inspect apartments upon move-out and complete inspection reports. Take photos of vacated apartments and maintain in the former residents’ files.
• Process SODAs promptly.
• Enter new move-ins and lease renewals into our OneSite system.
• Accurately complete and submit, as required (daily, weekly and month-end), reports to Corporate Accounting and property supervisor(s) on a timely basis.
• Maintain effective internal controls over bookkeeping.
• Effectively handle telephone inquiries from prospective residents, service requests from residents and information requests from owners and company personnel.
• Lease units by aggressively selling the products and services of the property. Conduct site tours and demonstrate property amenities, model apartments and available apartments.
• Follow established policies and procedures regarding the qualification, screening and acceptance of applicants for residency.
• Prepare rental paperwork in an accurate and timely manner. Communicate and explain rental documents to new and existing residents. Ensure documents are completed prior to resident move-in. Proofread all lease paperwork.
• Follow all safety procedures. Report any safety hazards found and assist in ensuring correction on a timely basis.
• Make bank deposits daily and perform other property related errands as requested.
• Attend company meetings and training and industry seminars.
• Complete Company online training courses as scheduled.
• Attend assigned community/resident events.
• Provide a professional, positive service for residents.
• Perform other tasks assigned by Property Manager in the operation of the property.

Job Requirements

In addition, the position requires the following:

• Ability to report and perform accurate market studies
• Ability to operate motor vehicles and golf carts

40 Hours per week. Work week may include weekends and emergencies, if required. Overtime when requested and prior, written approval received.

Experience

Required qualifications relating to experience, skills and training will vary by property. Occupancy levels and special needs of the property will usually determine the necessary level of experience, skills and training.

Minimum qualification requirements for the position are:
• High school graduate or equivalent
• Valid driver’s license
• Drug free
• Accounting experience (property management accounting experience preferred)
• Ability to be available to work as scheduled, “on call” and as necessary
• Ability and skills to perform job functions (see below)
